What, if any, are the benefits of manufactured housing?

SRI factory built housing is not subjected to the elements during construction. Site built homes can sit in rain or snow for weeks without a shingle on them which allows the lumber to warp and the exterior sheathing to absorb water. Your manufactured home is constructed by full time, fully trained personnel, according to a detailed procedure manual. When you complete your purchase everything is typically included "up front", once you make your decisions on standard features and upgrades. There is no fear or worry about rising prices or cost overruns after your contract is signed. The home is complete in 6 weeks, not 6 months, and arrives complete. There is no waiting for contractors and subcontractors. Even the drapery and appliances are installed.

Modular, mobile, manufactured...what do I call it and what is the difference?

A manufactured home is any home that has components pre-built in a factory and then assembled on site. These include both mobile homes and all types of modular housing. For our purposes, the differences between a mobile and a modular are often not evident to the eye. There are some building code differences, however they can both be drywalled, have a steeper pitched roof, hardwood floors and other high end finishes etc. A mobile home, however, is built to the Z240 code and must be transported as a complete unit. The home can not have any of its components shipped separately or deleted completely. A modular home, on the other hand, is built to the A277 building code and can be shipped in any stage of construction. As an example, Modulars are the choice for the homeowner who chooses to delete the furnace or hot water tank and have them installed in a basement.
